Buyers Home Inspection

Buyers home inspections are for home buyers purchasing a new or pre-owned home. This is our most common inspection which covers the visible mechanical, electrical, plumbing and structural systems including roof, grading and drainage, plus much more.

These inspections generally take two to three hours to perform based on the size, age, and condition of the property. It is not required for the Seller or the Buyer to be present for the inspection, but either the Seller or their agent should be at the house to let the inspector in.   However we think it is in your best interest as a Buyer to be present at the inspection. That way, if necessary, the home inspector can point out any issues and explain the proper operation of the home's mechanical equipment.

All utilities should be on and access to the electrical panels, plumbing, mechanical equipment and attic entrances should be clear of furniture and other belongings. Be sure to let your inspector know of any particular items you are concerned about such as major repairs or renovations. Please bring a copy of the Seller's disclosure statement if you have one.

Sellers Pre-Listing Home Inspection

As a seller, you can make prospective buyers feel more confident about their purchase  by having your property inspected.  By having the property inspected prior to the listing, you can plan ahead for any repairs or alterations to the listing price. This will make your buyer more confident in the purchase price and keep closing problems and hassles for both parties to a minimum.

A property inspection helps insure that there are fewer surprises in the real estate transaction, because everyone will be more familiar with the property's condition. A professional home inspection provided by the seller can create an atmosphere of good faith in the transaction.

A Pre-Listing  home inspection helps the seller instill confidence in the property's condition by making repairs and disclosing to the prospective buyer the property's condition.

11th Month Home Warranty Inspection

Our experience tells us that most major construction flaws go unnoticed for 3-5 years. By this time, correcting these flaws can cost thousands of dollars to remedy, and the builder is no longer responsible. It is unfortunate that most of these flaws go unnoticed until it is too late and extensive damage has occurred. If your Home Warranty is about to expire, our 11th Month Home Warranty Inspection may be your last chance to have any defects corrected while still under warranty.

We take your home warranty in hand and give your house a comprehensive, top-to-bottom inspection specifically focused on those areas covered by the warranty and where major repairs or alteration costs might occur. Our written report will prove invaluable when you sit down with your warranty company to report and negotiate the repair of unsatisfactory conditions.

Assisting in preventing this risk and the possibility of future costly repairs is the goal of our "11th Month Home Warranty Inspection". Our home inspection covers all major systems and includes testing of the mechanical systems and components. All visible defects will be noted in a written report ready for presentation.
